Construction Management

 Acting as the owner’s representative, L.S. Brinker will assist in the project design, budget, scheduling, and supervision of the project. We provide value-engineering services as we work collaboratively with design professionals to present cost-saving methods and provide input on material selection.  L.S. Brinker prepares multiple bid packages to ensure each project is bid competitively at the owner’s request.

Careful planning in the pre-construction phase significantly reduces the impact of costly change orders once construction begins.  L.S. Brinker maintains a full-time construction coordinator on-site from start to finish, ensuring a quality product for every client.
 

General Contracting

If you prefer a hands-on approach to your project and have supervising experience, L.S. Brinker is able to provide you with the services of a General Contractor.  Being the traditional method of construction, General Contracting is when an Owner retains an Architect, solicits competitive bids and then hires a contractor. The general contractor will have all subcontractors and suppliers underneath his contract. As a General Contractor we will develop a master schedule, manage all subcontractors throughout the duration of the project, develop and maintain a quality control program inclusive of obtaining the necessary permits to build and timely construction inspections.

The L.S. Brinker staff will work very closely with the design team and Owner to deliver a completed project on time and within budget.

Design/Building

 L.S. Brinker takes pride in working with a Client to design a building that fits their needs. As a Design / Build Contractor, we will provide all Architectural and Engineering services such as; alternate design, vetting of tendered projects, preliminary and detailed design as well as design checking. We also find the ideal site, arrange financing, handle all zoning and permitting, secure all subcontractors and suppliers from the initial concept, to plans, to construction, all the way to Owner occupancy.

Guaranteed Maximum Pricing

We also offer the Guaranteed Maximum Pricing option to minimize our customer’s risk, avoid claims and integrate the diverse sectors of the modern construction industry.  This option is bid in the same manner as a lump sum contract, and L.S. Brinker assumes the same risk, but with the stipulation of sharing cost-savings with our client — against the owner's guarantee of fee and prompt payment of net cost.  The Guaranteed Maximum Pricing option customizes our packages, which thereby require an additional cost to our customers.
